Job Description
To assist in daily Facilities and Project Management planning and supervision assignments, the candidate should be able to prepare various Business cases related to procurement and the establishment of Maintenance contracts and projects. They should be capable of originating scope of work, visuals, and presentation boards for in-house and outstation projects, ensuring alignment with the company's business objectives, branding, policies, and procedures.
MAIN DUTIES- Receive details for all projects and renovation and refurbishment works from the line manager.
- Prepare schematic layouts for the projects confirming to the company branding concept.
- Prepare detailed drawings for the project once the preliminary drawings are approved.
- Supervise, guide, and control mechanical & electrical in-house and outsource teams carrying out reactive, corrective, and proactive maintenance functions.
- Provide MEP or Civil consultation review against proposals submitted by Gulf Air Group client departments requesting changes inside their offices or business units.
- Liaise with the Branding Consultant to ensure all signatory branding features are incorporated in the drawings.
- Instruct contractors to follow the scope of work and specifications, supervise progress, and ensure execution according to contract agreement and scope of work. Witness and approve testing and commissioning of services and equipment, obtain project deliverables, and report progress and challenges to the Director/Manager of Property and FM.
- Analyze building material approval submittals (MACs), and approve or reject certificates according to project specifications and local legislation.
- Assist in obtaining and preparing budget estimates for technical projects considered by the company.
- Investigate and prepare maintenance audit reports, condition reports, and snag lists for buildings and their services (structure, fit-outs, fabrics, AC, electrical, mechanical, plumbing).
- Carry out pre-project activities such as site visits, condition assessments, scope determination, drafting drawings, cost estimation, tender invitations, and quotation analysis.
- Assist in checking and approving payments to contractors and third parties related to projects.
- Coordinate with specialists for electro-mechanical needs and obtain design data or requirements.
- Coordinate with the IT Department for network requirements related to projects.
- Prepare and submit monthly progress reports on all ongoing projects.
- Monitor and follow up on issued documents (RFT, RFP, RFQ) for review and approval.
- Assist in obtaining supplementary information on materials, product data, and costs from suppliers for tender documents.
- Identify concerns and implement solutions related to the structural integrity of civil works during design and implementation stages.
- Assist in implementing total Facilities Management duties as per Gulf Air Group requirements.
- Monitor and analyze utilities consumption (electricity, water, chilled water, LPG, diesel) to identify saving opportunities.
- Perform any other duties assigned by management within the scope of the job.
Bachelor's degree in Architecture, Civil, or Mechanical Engineering with at least 2 years of relevant experience.
