Job Brief
We are seeking an experienced Real Estate & Property Manager to oversee the direct management of assigned residential properties. The successful candidate will be responsible for maximizing asset value, ensuring tenant satisfaction, and achieving revenue targets through efficient property operations and business strategies.
Key Responsibilities
- Oversee the daily operations of assigned properties.
- Develop and implement business plans tailored to tenants' needs.
- Conduct property inspections and coordinate maintenance to ensure compliance with quality standards.
- Build and maintain strong, positive relationships with tenants.
- Negotiate leases and contracts with tenants, clients, and contractors in a timely and professional manner.
- Market and advertise vacant units to attract potential tenants.
- Manage rent collection, receivables, and operating expenses.
- Prepare and manage annual budgets, including forecasting, variance analysis, and financial reporting.
- Supervise property staff and evaluate their performance.
- Achieve financial objectives and provide periodic performance reports.
- Identify new business opportunities by sourcing and building relationships with potential clients.
- Stay updated on real estate market trends, regulations, and best practices.
Requirements
- Proven experience as a Real Estate & Property Manager (residential sector preferred).
- Strong understanding of property management principles and financial aspects.
- In-depth knowledge of real estate laws, regulations, and compliance standards.
- Proficiency in MS Office and property management software/databases.
- Strong customer focus with a results-driven mindset.
- Excellent interpersonal, communication, and negotiation skills.
- Highly organized with strong time management abilities.
- Bachelor's degree in Business or related field (any discipline acceptable).
- Valid real estate agent/broker license is an advantage.

- Achieve monthly individual sales targets set by the management.
- Ensure daily prospecting, cold calls or customer visits made as per the standards set
- Qualify the customer requirement and submit the quotation accordingly as per the company guidelines.
- Ensure to submit daily Call reports, Hot Prospects, Lost order and monthly reports.
- Ensure all brands/Products are sold on the basis of features and merits without discounting the brand.
- Ensure to update the customer data base in to the company's system. Utilise the database to enhance the referrals and sales.
- Ensure a good product knowledge & information about the competition models features. Utilise information to enhance the sales conversion ratio.
- Achieve higher Fleet customer satisfaction index and handle customer queries or complaints very carefully. Report customer complaints to the management
- Propose and follow up with finance for credit approvals for the customers and convert to the sales
- Develop long term relationship with corporates to enhance the sales.
- Offer and conduct test drives with every new customer. Emphasise test drives for the new models to build confidence.
- Actively participate in all sales campaigns and marketing activities to enhance the sales.
- Make telephone follow up calls to the customer for making sales happen.
- Ensure that the car delivery to the customer is made within specified timeline and the new car delivery process is followed.
- Ensure meeting the commitment made to customers on timely delivery and other sales matters.
- Make telephone calls to the customers for post-sale follow up as a part of sales process.
Diploma holder/graduate in Sales and Marketing with 3- 5 years of experience is an Automotive Leasing company.
