A senior leadership role responsible for managing quantity surveying, cost estimation, and tendering, specifically for high-end joinery and interior fit-out projects.

This role also oversees operational performance, ensuring project delivery aligns with quality, budget, and timeline objectives. The position is critical in maintaining profitability and driving strategic success across all fit-out operations.

• Lead cost estimation and tender preparation for luxury joinery and interior fit-out projects.
• Prepare BOQs, material take-offs, and cost breakdowns based on shop drawings and specifications.
• Negotiate with suppliers and subcontractors, focusing on quality and cost efficiency.
• Monitor budget performance, variations, and contractual compliance throughout project execution.
• Conduct site visits and coordinate with design, procurement, and production teams to ensure accurate pricing.

• Supervise execution of joinery and fit-out projects, ensuring alignment with cost and time plans.
• Coordinate production scheduling with factory and site installation teams.
• Implement operational controls to improve workflow, reduce rework, and enhance quality.
• Manage project resources, including labor, materials, and equipment allocation.
• Monitor KPIs for productivity, quality, and client satisfaction, and report to top management.

• Mentor and manage QS and estimation staff focused on fit-out works.
• Liaise with clients, consultants, and suppliers on commercial and operational matters.
• Collaborate with directors on pricing strategies, project prioritization, and client development.

• Bachelor's degree in Quantity Surveying, Civil Engineering, or related field.
• 10+ years experience, with at least 5 years in senior QS/Estimation roles for joinery and fit-out.
• Deep understanding of interior fit-out materials, finishes, and production methods.
• Proficiency in estimation software (e.g., CCS, Excel) and familiarity with CAD/shop drawings.
• Strong negotiation, leadership, and project coordination skills.

Job Description
The Senior Quantity Surveyor will be responsible for managing all aspects of quantity surveying for the Sewer Scheme Supervision Project in Bahrain. This role requires a highly skilled professional with extensive experience in cost management, contract administration, and quantity surveying within large-scale infrastructure projects. The Senior Quantity Surveyor will ensure that all project costs are accurately tracked, controlled, and reported, ensuring that the project is delivered on time and within budget.

• Oversee and manage the project’s financials, including budgeting, cost forecasting, and financial reporting. Ensure that all costs are accurately tracked and controlled throughout the project lifecycle.
• Prepare detailed bills of quantities, cost estimates, and material take-offs based on project drawings and specifications. Ensure that all quantities and costs are calculated with precision to avoid any discrepancies.
• Review and prepare contract documents, including tender submissions, variation orders, and claims. Manage all aspects of contract administration, ensuring compliance with contractual terms and conditions.
• Provide regular financial reports to the Project Manager and other stakeholders, including cost forecasts, cash flow analysis, and budget status updates. Ensure that all financial reporting is accurate and timely.
• Prepare and verify interim payment certificates, final accounts, and subcontractor payments. Ensure that all payments are processed in accordance with contractual terms and project milestones.
• Identify potential financial risks and implement strategies to mitigate these risks. Work closely with the Project Manager to address any financial issues that may arise during the project.
• Work closely with the engineering and construction teams to ensure that all project costs are aligned with the overall project plan. Collaborate with other project stakeholders, including clients, contractors, and consultants, to ensure smooth project execution.
• Manage and document all changes to the project scope, including variations and change orders. Ensure that all changes are properly approved and that the associated costs are accurately captured and reported.
• Ensure that all quantity surveying activities comply with relevant regulations, standards, and best practices. Maintain a strong focus on quality, accuracy, and ethical standards in all work performed.

Qualifications

• Bachelor’s degree in Quantity Surveying, Civil Engineering, or a related field. Professional certification (e.g., MRICS) is highly desirable.

Position: Quantity Surveyor/Estimator

We are seeking a skilled and experienced Quantity Surveyor/Estimator (QSE) to join our team. As a Quantity Surveyor/Estimator, you will be responsible for accurately estimating the costs and quantities involved in construction projects, analyzing project specifications, and providing cost management and procurement support throughout the project lifecycle. Your expertise in quantity surveying and estimation will contribute to the successful delivery of projects on time and within budget. The QSE is required to be experienced in all construction disciplines to include, but no be limited to the following trades: Architectural, Civil, Electrical, Fire Alarm-Suppression, HVAC Controls (BMS) Mechanical, Plumbing, Structural, Underground Utilities.

Responsibilities:

1. Prepare accurate and detailed estimates, for all trades and disciplines, for construction projects, including material quantities, labor costs, equipment requirements, and project timelines.
2. Conduct thorough analysis of project specifications, drawings, scope of work (SOW) requirements and related documents to identify key cost factors and potential risks.
3. Collaborate with project managers, architects, engineers, and subcontractors to gather necessary information for estimating purposes.
4. Utilize industry-specific software and tools to perform takeoffs, cost calculations, and generate comprehensive estimates that include technical narratives, which describe and detail key elements of the pricing estimate.
5. Assist with the development, preparation and submission of timely and competitive bids and proposals to clients, ensuring compliance with project requirements and contractual obligations.
6. Monitor and track project costs throughout the construction phase, highlighting any deviations from the estimated budget and providing recommendations for cost control measures.
7. Collaborate with procurement and site teams to obtain competitive pricing for materials, equipment, and subcontractor services.
8. Review and negotiate contract terms and conditions with subcontractors and suppliers, ensuring favorable terms for the company and complete compliance with contract requirements.
9. Conduct value engineering exercises to identify cost-saving opportunities without compromising project quality and functionality.

Requirements:

1. Bachelor's degree in Quantity Surveying, Construction Management, Engineering, or a related field. Professional certifications or memberships are a plus.
2. Proven experience working as a Quantity Surveyor/Estimator in the construction industry for at least five (5) years.
3. Proficiency in industry-specific software and tools for estimating, takeoff, and cost management. Proficiency with CADD, BIM and other engineering drawings software.
4. Strong analytical skills, organizational skills and attention to detail, with the ability to interpret project specifications and drawings accurately.
5. Excellent numerical and mathematical abilities, with a sound understanding of cost estimation methodologies and techniques.
